Through our longstanding relationships with lenders, property owners and real estate professionals, we have established a strong pipeline of potential transactions. When we discover an investment opportunity, we quickly and effectively complete an underwriting analysis, based on efficient and detailed due diligence, a strong understanding of the local market and comparative values, a realistic assessment of cash flows and the creation of an effective strategy for stabilization of the asset.
Once we have selected a potential investment, our expertise allows us to quickly structure, negotiate and close each transaction. Although we will utilize third party property management and leasing talent, we believe in a “hands on” approach to asset management with careful oversight and frequent visits to each asset to maintain the highest possible standards for each investment. In general, hold periods will be five to seven years, although we will always be prepared to exit early if an opportunity for disposition at the right price becomes available.
